How it works
The anti-wholesalermodel, step by step.
Vionam connects homeowners directly to a buyer and shows the underwriting that buyer uses. No lead reselling, no assignment fees, no guessing.

Four steps
Step 1: Tell us about the home
Address, a few facts and an honest read on condition. About two minutes, no account.
Step 2: The HomeX deal engine underwrites it
Closed sales nearby, renovated and unrenovated, a repair estimate from your answers and the local market pace.
Step 3: Read your Home Realization Report
As-is value, the comps behind it, the repair math, a cash offer range and what a traditional listing would net.
Step 4: Set your terms
Pick a closing date from 7 to 90 days, a leaseback and a cleanout. HomeX reviews and sends a written offer.
The HomeX Autonomous Deal Engine
The same underwritingHomeX uses on every home.
The deal engine runs the numbers from public sales data and your answers. It never looks at how urgent your situation sounds; the same rules apply to every seller.
- 01
Comparable sales
Closed sales of similar homes within about a mile over the last 180 days, weighted by how closely each one matches your home.
- 02
After-repair value
What renovated homes nearby actually sold for, scaled to your square footage.
- 03
As-is value
What your home is likely worth today in its current condition. This is the anchor for everything else.
- 04
Repair estimate
Living area × a local cost per square foot × a multiplier for the condition grade, plus a line item for each structural issue you report.
- 05
Offer range
The top of the cash range is 85% of the as-is value. The report explains where the difference goes.
- 06
Market pace
Recent sales, active listings, days on market and months of inventory around your home.
Direct-to-buyer ecosystem
One buyer between youand the closing table.
A wholesaler signs your home up, then sells the contract to someone else and keeps the difference. Vionam cuts that step out: the offer comes from HomeX capital or a verified local buyer in the HomeX network.

The promise
What we willnever do.
- 01
The typical wholesaler: Lowball offers set by how desperate the seller seems
Vionam: An offer range set from your home's as-is value, with the comparable sales and the math on the page.
- 02
The typical wholesaler: Hidden contract assignments, daisy chains and buyers who never existed
Vionam: A direct buyer: HomeX capital or a verified buyer in the HomeX network. No wholesaler in the middle.
- 03
The typical wholesaler: High-pressure scripts and deadlines that expire tonight
Vionam: You choose the closing date, a leaseback and what to leave behind, then decide in your own time.
- 04
The typical wholesaler: Spammy forms that exist to sell your phone number
Vionam: A full report on screen, with or without your contact details.
Questions
Asked and answered.
Is the number in my report an offer?
No. It is an estimated range. A HomeX acquisitions director reviews the report and your terms, may confirm a few details with you, and then sends a written offer. Nothing is binding until you sign a purchase agreement.
Do I have to give my phone number to see the report?
No. Contact details are optional until you want a written offer. At that point we need a name, email and phone so HomeX can send it.
Who actually buys the home?
HomeX Ventures or a verified buyer in the HomeX network. Vionam does not assign contracts to third parties for a fee.
What if selling on the open market would net me more?
Your report shows the estimated traditional-listing net next to the cash range. If listing is the better choice for you, the report will make that obvious, and that is a fine outcome.
What happens after I send my terms?
HomeX may text, call or email to confirm details about the home, sometimes with the help of an AI assistant for scheduling and quick questions. An acquisitions director reviews the numbers and sends the written offer. You can reply STOP to any text.
Where does Vionam work?
The beta covers homes in California. If there are not enough recent sales near a home for an instant number, a HomeX acquisitions director runs it by hand.
